Interlink Strathfield to leverage Enfield Intermodal Logistics Centre

Stage one sales of a $65 million industrial estate Interlink Strathfield has been launched by Primewest Development.

Located in Sydney’s inner west, the site includes 65 title industrial units for sale and 23 strata titled storage warehouse units.

With a scarcity of industrial land in proximity of the Sydney metro area Primewest Development is banking on the low turnover rate for investors given only 11 per cent of Sydney’s industrial land is within 30 minutes of the CBD.

“Buyer confidence in residential is at record lows so we see this as a significant opportunity to make some headway in the industrial space to win over some of those private investors looking for a stable, no-mess, low-risk asset with good rental yields,” said Banjo Bond, Primewest Director.

Bond said there were benefits to investing in industrial property over residential including yearly rent reviews, longer term tenancies, large depreciation benefits and tax benefits.

“Typically all outgoings are recoverable from tenants which is not the case with residential,” he said.

Designed by Rothelowman, the project is close to major e-retailers and distributors including Australia Post and the Woolworths Distribution Centre who have been drawn to the location.

“The accelerating expansion of the ecommerce sector with etailers selling everything online from clothing to books and appliances, state of the art industrial space in close proximity to the Sydney CBD and only 20 mins to Parramatta is highly sought after," said Bond.
